Selling an Inherited Home in Missouri or Kansas: The Steps, in Order
Short answer: before you can sell an inherited home, someone needs legal authority to sign for the estate. Once that's in place, selling it works a lot like any other sale. Here's the order things usually happen in.
I'm a real estate agent, not an attorney. Probate rules differ between Missouri and Kansas and from one estate to the next, so please confirm the legal steps with an estate attorney.
1. Figure out who can sell
That might be a personal representative appointed through probate, a trustee if the home was held in a trust, or the heirs together in some cases. Your attorney will tell you which applies.
2. Secure and maintain the house
- Keep the insurance active, and let the carrier know if the home is vacant.
- Keep the utilities on so the house can be shown and inspected.
- Check on it regularly, especially in winter.
3. Get an honest value
You'll want a realistic number for the estate, and for deciding whether to sell as-is or make repairs first.
4. Decide what to do with the contents
Family keepsakes first, then estate sale, donation, or cleanout. I can connect you with people who do this well.
5. Choose how to sell
List it on the open market, or take a cash offer if the house needs a lot of work or the family wants a quick, simple close. I'll show you both so everyone can decide together.
6. Close
Depending on the estate, the sale may need court approval or specific paperwork from the personal representative. Your attorney and the title company handle that side, and I'll keep everything on schedule.
If you're handling this from out of town, I can coordinate access, vendors, and showings so you don't have to make the drive every week.
No pressure. Reach out whenever you're ready, and I'd be happy to help.
